1. About Proptel

Proptel is operated by Paul Azzopardi, trading as Proptel. We provide property intelligence reports for residential properties in England and Wales. You can contact us at hello@proptel.co.uk.

2. The service

Proptel generates a one-page property report based on publicly available data sources including HM Land Registry, the Environment Agency, the EPC Register, Ofsted, data.police.uk, and others.

The report includes a property score, a suggested offer range, environmental and neighbourhood data, estimated costs, and a draft letter for the agent.

3. Important limitations

Proptel reports are for informational purposes only. They do not constitute financial, legal, surveying, or mortgage advice.

The suggested offer range is a data-driven estimate — not a valuation. It is based on automated sources and may not reflect all material facts about a property. You should not rely on it as the sole basis for making an offer.

We strongly recommend commissioning a full structural survey and seeking independent legal and financial advice before exchanging contracts.

4. Data accuracy

We source data from official UK government and public datasets. While we take care to present this data accurately, we cannot guarantee it is complete, current, or free from error. Data may be delayed, missing, or incorrect at source.

We are not liable for decisions made on the basis of information contained in a Proptel report.

5. Payment and access

A report preview is available free of charge. Full report access costs £9.99 and is charged once at checkout via Stripe.

On successful payment you will receive a permanent link to your report by email. This link does not expire.

All prices include VAT where applicable.

6. Refunds

Because reports are generated and delivered digitally and immediately upon payment, we are unable to offer refunds once a report has been accessed.

If you believe there has been an error with your payment or you have not received your report, please contact us at hello@proptel.co.uk and we will resolve it promptly.

7. Intellectual property

The Proptel report is generated for your personal use only. You may not resell, redistribute, or republish report content without our written permission.

8. Liability

To the fullest extent permitted by law, Proptel's liability for any claim arising from use of the service is limited to the amount you paid for the report.

We are not liable for any indirect, consequential, or economic loss arising from reliance on a Proptel report.

9. Governing law

These terms are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.

10. Changes to these terms

We may update these terms from time to time. The date at the top of this page reflects the latest version. Continued use of Proptel constitutes acceptance of any updated terms.
