Who it's for

Small landlords buying the next one

You own a few buy-to-lets

One to ten homes, personally or through a limited company, and you're buying the next one.

You look at a lot of deals

Ten, twenty, thirty listings for every one you buy, and most fall at the numbers.

You buy where you don't live

The yields are up north and you're not. You need the street-level picture without the train ticket.

  • The current rating and the rating its certificate says it could reach
  • Likely upgrades, with a cost range for each
  • An estimate of the annual energy bill
  • Older boilers, single glazing and other costs to come in the next 10 years

FAQ

Questions from landlords

Anything else? hello@proptel.co.uk

How reliable is the rent figure?

It's the median of comparable whole-home lets near the address, with the 25th to 75th percentile range and the number of lets used. Room lets are filtered out. Each estimate is marked high, medium or low confidence depending on how many lets it's based on. Yields are gross, before mortgage, fees and voids.

Does it work for HMOs?

Not yet. Rent estimates are for letting the whole home. If you're buying for multi-let, tell us in the form: it's one of the things we're deciding whether to build.

Why does EPC C matter?

The government has confirmed that from 1 October 2030 privately rented homes in England and Wales will need an EPC of C or above, for all tenancies, with a cap on what landlords are required to spend. A cheap D with an easy route to C can be a better deal than a C that's priced like one.

How does the mortgage check work?

Lenders usually want the rent to cover the mortgage interest by 125% for limited companies and basic-rate taxpayers, or 145% for higher-rate taxpayers, tested at a rate of about 5.5%. The report works out the largest mortgage the rent supports, the deposit that means you need, and monthly cash flow on a 75% interest-only mortgage at 5% after 18% for letting fees and empty months. Lenders differ, so treat it as a first filter, not a mortgage offer.

Is this financial advice?

No. Proptel gives you the evidence and the numbers from official data. The decision, and the mortgage and tax side, are yours and your adviser's.

How does the pilot work?

Leave your details and we'll email you to set up a pack at the pilot price. You only pay for reports you run: packs are paid by card, used one address at a time and last 12 months. Pilot members tell us what to build next, for example saved deals, comparing deals side by side or a CSV export.
